VA HOME LOANS:  Appraisal Form 26-0785 

When you plan to purchase a home through the VA Home Loan Guarantee Program it is important to understand the forms that need to be filed and completed through the process of buying your new home.  One of these important documents is form 26-0785. 

This is the VA Lender Appraisal Processing Program Certification or also called LAPP.  This form is required for any appraiser that is going to determine fair market value for a home that a veteran wants to use the VA Home Loan Program to purchase. 

This form requires information about the Staff Appraisal Reviewer Nominee that is necessary in order for them to be a VA approved appraiser.  Make sure that you are certain your appraiser is VA certified and has completed this form.  If they are not then their appraisal cannot be used in the VA Home Loan Guarantee Program.  On this form the appraiser needs to give the VA information like: 

     

  • Name
  • Social Security Number
  • Residential Address
  • Business Address
  • Business Name and Telephone Number
  • VA Lender ID Number.  This is a ten digit number that show the mortgage lender is a VA approved lender and can be obtained through the office of the appraiser.
  • E-mail address
  • Fax Number
  • SAR ID number if the appraiser is already VA approved
  • A statement of Certification
  • Appraiser’s Business information including the office they work out of that is responsible for their quality of work
  • A statement from the lender that certifies the work of the appraiser.

If you are a veteran who is using the VA Home Loan Guarantee Program to purchase a home it is not your responsibility to give the VA this required information regarding the appraiser.  Your lender should make sure your appraiser has this form filled out with all supporting documentation, but it is always a good idea to be well informed about the VA Home Loan Guarantee Program requirements and ask the right questions to your lender to make sure the appraiser is approved and everything will run smoothly with your new mortgage loan. 

Mistakes sometimes happen so be sure to ask your appraiser if they are an approved VA appraiser and have completed the VA Lender Appraisal Processing Program Certification.  This way you can be certain that the VA Home Loan Guarantee Program will accept your home loan appraisal report.
