VA Home Loans and Housing and Urban Development (HUD)
The Home Loan Guarantee Program
The Veteran’s Administration established their Home Loan Guarantee Program in order for veterans to have an easier time purchasing a home. In order to make it easier for veterans to become homeowners the VA encourages veterans to take advantage of the many informational resources that the Department of Housing and Urban Development has established to help potential home buyers.
The Department of Housing and Urban Development has programs and information to help people who are interested in purchasing a home do it the right way, without overpaying. Some of the tools and programs that HUD offers include:
- A mortgage calculator. This is a calculator you can access on-line in order to input your monthly income and expenses to see what size of a mortgage you can afford which will let you know what price range to look for a home in. You can access this calculator at http://www.ginniemae.gov/2_prequal/intro_questions.asp?Section=YPTH
- A state by state list of various home buying help programs that can offer buyers assistance with down payments, closing costs, and more.
- Housing counselors that are available to help you through the process of purchasing a home. You can find a list of housing counselors at http://www.hud.gov/offices/hsg/sfh/hcc/hccprof14.cfm
- A number of information brochures on topics like predatory lending, Equal opportunity and fair housing laws, your rights as a borrower, and many more.
- How to shop for a lender and compare their rates and costs in order to get the best deal on your mortgage loan.
- A checklist for when you are house hunting so you can compare the amenities of the homes you are considering,.
- Help with the details involved with a home like home owner’s insurance, home inspections, appraisals, and other related paperwork.
HUD has many more programs to help home buyers make sound, informed decisions when deciding to purchase a home. For more information from HUD on home buying go to http://www.hud.gov/buying/index.cfm
