You didn’t make certain repairs (or upgrades). When you are preparing to put your house on the market, it’s important to think about what you would want it to look like if you were a prospective buyer. An old roof, an HVAC unit that is on its last legs, walls that need to be painted and flooring that needs to be replaced are all repairs that you should consider making before putting your house up for sale. They actually need to be able to envision if they can comfortably and happily live there. You didn’t market it well.
